Application Requirements

Thinking about applying with us, but have questions on our application process? Here are our rental application requirements. 

The application fee is $50 per adult and will cover these four areas. All adults MUST complete the application. It is based on a point system and an applicant must have 3 points to qualify.

-Income and Employment: Applicant must provide proof of income being three times the monthly rent amount per month. For example; if rent is $700, then the applicant must make $2100/month (2 Points) Within $150 of amount (1 point), Not within $150 (-1 point)

-Credit Check: We do not verify credit via a score. We are looking into past due accounts, how many are delinquent, have payments been made on time, are accounts in collections/judgments, etc.


•    Credit minimal to none: 0 points
•    Poor (1-2 accounts past due): -1 
•    Very Poor (3+ accounts past due): -2
•    Good: +1
•    Very Good: +2

-Criminal Background: This is case dependent and date of occurrence: -1 to -3 points for misdemeanors, felonies, violent charges, drug charges, etc. (Criminal background must not have any felonies or evictions within the last 7 years)

-Rental References: 1 point per positive rental reference within the last 3 years, -2 points per negative rental reference. Must be a management company, realtor, or direct landlord.
